What "good" do open houses serve? Buyers can get a very good sampling of what is on the market in a community - from houses that are more than they can afford to those that are very affordable for them - it helps them figure out what they ' like' , 'need' and then what is possible. When couples look together - they usually learn something new about their likes and dislikes - (as a Realtor, if there are too many disparities -we can tell that the marriage will not last ) some harmony has to be in place - or one of the pair will not be happy. An open house allows a potential seller ' interview' a Realtor and get some awareness of how the agents operate - in terms of follow up, information available and what sort of Internet ability they have. Many times, if the neighbors come to the open house - a buyer can meet some of the potential neighbors . The neighbors are a prime selling tool since they might know people who have said to them - 'let me know when there's a house on your street for sale' they spread the word - and a homeowner should not berate the 'nosy neighbor' who is an advocate for the area. Some of the visitors to an open house are just looking for decorating ideas for their own homes - Staging is now a popular method for preparing a home for sale- and although it does not always create a ' homey' atmosphere - it helps accent the most important elements of the house. Small items should be removed - as well as family photos, trophies and awards - (these can all be intimidating to a buyer ) who might not have a family, achievements or success at the same level and have the idea that' this is not the house for me' - who knows - Bland is Best!!!
